Requirements.

About the price of the properties

The prices are expressed in U.S. dollars.

For rentals of temporal type, the published price includes real estate commission, rental property, payment of Internet, telephone (control line), cable, maid service (minimum one week), local taxes (ABL), services (electricity, gas, water and expense).

The price of the stay is calculated as follows:

- If you booked a week pays the property value published for a week.
- If you booked more than a week and less than a month, payable issued for the property per week prorated for the number of nights included in the reservation value.
- If you booked a month paid for the property the published value of the month (the month is equivalent to 30 room nights).
- If you booked more than a month, payable on the property posted for the month prorated for the number of nights included in the reservation value.

On the Reserve Payment :

The property is booked and reserved by paying 20% of the value of the stay plus an additional administrative fee, accordingly determined.

All bookings have a non-refundable administrative fee of $ 40, regardless of the length of stay.

Means of payment authorized to make a reservation are:

1. Bank Transfer (banks resident in Argentina, and U.S. banks)
2. cash
3. Credit Card via PayPal

The costs associated with the selected payment means, except in the case of cash payment, are borne by the host.

On changes in the booked period

The company is committed to respecting the reserved period. If you make changes, or cancellations, no administrative fee will be refunded. Any modification will be the responsibility of the customer. Any new book involves a new payment.

Extension of Stay

Temporary rental contracts are not extensible. They have a start date and an end date set out in the original contract.

If the host requested to extend their stay in the rented property, you should contact the company 10 days before the end of his current contract at the end of request your reservation through the required period, following the guidelines established above. The requested extension is only possible if :

The owner agrees to make a new contract.
The property is available in the required period .
Booking is payable .
Thus, the property will be blocked and will not be available to others.

The new holiday will be governed by the current values ​​at the time of rebooking .

Once booked, the guest must pay the remaining balance and sign the new contract prior to the completion of the initial contract (minimum 72 hours ) .

Check in procedure:

Check out procedure:

The check out will be carried by the property owner. It is necessary that you contact Morabilia and / or owner 72 hours prior to departure in order to coordinate the schedule that must make the check out, at which time the condition of the department shall be certified and always return the deposit and if there were no damages or missing.

The check out will be carried up to 10.30am. Exceptions to these hours will be accepted if the owner agrees. If you want to extend the checkout hours, you must reserve the property for an additional day.

Notice that once completed the check-out can not leave your bags in the apartment building or in our office.

On payments and conditions

RENT PAYMENT:

During check in, you must complete the payment of the total contract rent and the security deposit.

Payments shall be made only in cash in U.S. dollars or Euros Argentine pesos at the exchange rate of the day.

The keys to the property will be delivered to the guest when he has paid the entire contract (rent plus security deposit). Otherwise, it is considered a breach of contract by the host, losing the reservation would have been paid in compensation.

If you decide to shorten your stay, payments made in advance will not be returned.

SECURITY DEPOSIT:

Along with staying payment, you must submit a deposit as collateral, only cash (U.S. dollars, euros or pesos at the exchange rate of the day). This amount will be held until the time of checkout, then will be returned to the host as long as there were no damages or missing in the department.

The security deposit amount varies according to the length of rental and the type of property.

  • Stay up to 20 days: 1 week deposit.
  • Stay between 21 and 29 days: 2 weeks deposit.
  • Stay between (1) a and (6) six months: 1 month deposit.

If you detect any damage or missing , will be deducted from security deposit left on the amount needed to replace what is missing and / or repair what is damaged .

If the value of the missing and / or cost of damages is higher than that registered damage deposit amount left on warranty, guests must pay the difference until needed for the replacement and / or repair, can be claimed all differential to each and every guest , until it is covered .

If necessary to obtain a repair estimate , the amount of the guarantee shall be retained in its entirety can be reported until the exact amount needed to cover the damage. The same will be informed to the host, asking the same payment of the difference , if any, or refunding the difference if the budget was less than the amount withheld from the security deposit .

The refund may be made via bank deposit or Western Union if the guest was living abroad . Shipping fees paid by the guest .

The amount of the compensation for damage amount could be claimed each and every one of the guests .

If damage imply that the property remains disabled for the purposes of carrying out the repair work , the owner has the right to claim the amounts corresponding to the host while the property is not available for rent .

It is mandatory that guests return the property in the same condition that housekeeping were delivered . Otherwise , the landlord may deduct from the security deposit the amount required to perform cleaning tasks relevant .

CANCELLATION

If the guest cancels the reservation, a penalty that will be defined according to time in advance to notify the cancellation shall apply:

  • More than 30 days before: 10% of the contracted stay + administrative costs (U.S. $ 40).
  • 30-8 days before: 20% of the stay + administrative expenses (US$ 40).
  • 7-1 days before: 40% of the stay + administrative expenses (US$ 40).
  • No show or cancellations on the day of check in: 50% of the stay + administrative expenses (US$ 40).

No show:

If the guest fails to arrive on agreed arrival day, without proper advicing, the booking will be canceled and shall pay 50% of the stay in the subsequent 72 hours.

If the guest had informed in advance a delay in the schedule of taking ownership of up to 24 hours. Subsequent to the initial agreed, the reserve will be maintained and delivery will be rescheduled to the next day.

RESCISSIONS

The amounts paid in rent is not refundable.

If a guest wants to shorten their stay, the payment made can not be refunded.

For leases several months guarantee or security, in which the income is paid month to month, if a guest decides to terminate the contract early, you must pay an amount equivalent to one month's rent as compensation to the owner for breach of contract.

WARRANTY RESERVE:
